We automatically produce floorplans in black & white and, at no extra charge, in colour. As a rule, women in particular like to see floorplans in colour as it identifies the number and position of bathrooms, en-suite, and cloakrooms in blue. This is important when considering the needs of children and the requirements for second and third loos.
Something else we do that saves a lot of waste-of-time viewings and helps to lower your viewing to offer ratio, is put car parking on the floor plan. That saves negotiator time on the viewing and travelling to and from it, vendor’s Hoovering time, feedback giving time and keeps the diary freed up to do the work that puts money in the bank.
Estate Agents sometimes have a habit of drawing what they think they see rather than what they really see when it comes to floorplan sketching. Strictly speaking the PMA regulations requires floorplans to be accurate and the desired degree is within three inches. About 90% or so of the time that does not happen in the industry as a whole, and that is not a comment aimed at any section or group of agents but an across-the-board situation. We like to focus on the three-inch accuracy target and so therefore we not only measure the room but, also the window reveals and the distance the window is along the wall. It just makes for a much more professional job.
In colour, it is a lot more obvious straight away that this two-bedroom house has both the parking spaces, a cloakroom and a South facing garden.
